UPVC windows and doors are often described as 'maintenance-free', and compared to timber they require very little attention. But 'low maintenance' is not the same as 'no maintenance'. A few simple checks and tasks once a year can extend the life of your UPVC systems significantly and prevent small problems from becoming expensive repairs.
Clean the Frames
Wipe down UPVC frames with warm soapy water and a soft cloth twice a year — once in spring and once in autumn. Avoid abrasive cleaners, bleach, or solvent-based products, which can cause the UPVC to yellow or become brittle. Pay particular attention to the corners and joints of the frames, where dirt and moisture tend to accumulate. Plastic UPVC cleaner (available from DIY stores) can restore the appearance of yellowed frames.
Lubricate All Moving Parts
Apply a silicone-based spray lubricant to all hinges, friction stays, locking points, and handles once a year. Work the mechanisms back and forth to distribute the lubricant evenly. For locks and cylinders, a small amount of graphite powder (not oil, which can attract dirt) in the keyhole will keep the cylinder turning smoothly. Avoid using WD-40 on UPVC mechanisms — it can dry out the rubber components over time.
Check and Clear Drainage Holes
Every UPVC window and door frame has small drainage holes at the bottom to allow water to escape. Check that these are clear by inserting a small brush or probe. Blocked drainage holes lead to standing water inside the frame, which can damage seals and cause water to overflow onto the inner sill.
Inspect Seals and Gaskets
Check the rubber seals and gaskets around the glass units and around the frame itself once a year. Look for cracks, gaps, or sections that have pulled away from the frame. Perished seals allow cold air and moisture in. Seal replacement is an affordable repair that can make a significant difference to comfort and energy bills.
Test All Locking Points
At least once a year, test every locking point on every window and door. Lift the handle and turn the key, checking that all bolts and hooks extend and retract smoothly. A locking point that sticks or doesn't engage fully needs attention before it fails completely. Catching these faults early is almost always cheaper than waiting for the mechanism to fail under load.
