UPVC Patio Door Repairs: Common Problems and Solutions

UPVC sliding patio doors are a popular feature in homes across the Midlands, providing access to gardens and letting in natural light. But their sliding mechanism and wide glass panels introduce a unique set of repair challenges. Here's what can go wrong and how it's fixed.

How UPVC Sliding Patio Doors Work

A typical UPVC sliding patio door has one fixed panel and one sliding panel that runs on a track at the top and bottom of the frame. The sliding panel is supported on rollers — usually two or four — that sit in the bottom track. A multi-point locking system engages when the handle is lifted and the key is turned, securing the sliding panel to the fixed frame.

Stiff or Hard-to-Slide Door

The most common patio door complaint is that the door has become difficult or heavy to slide. The most frequent cause is worn or damaged bottom rollers. Over time, the rollers flatten, crack, or seize, causing the door to drag on the track rather than glide smoothly. Roller replacement is a standard repair — the door is lifted off the track, the old rollers are unclipped and replaced, and the door is rehung and adjusted. Most patio door rollers are adjustable for height, allowing the door to be fine-tuned after fitting.

Door Jumping Off the Track

If the patio door has jumped off the bottom track, it may have done so because the rollers have failed completely, the track has been damaged or blocked by debris, or the door has been lifted from the outside (a security concern). Refitting the door onto the track is straightforward for a professional, but the underlying cause — worn rollers, bent track, or a missing anti-lift device — must be addressed to prevent recurrence.

Patio Door Won't Lock

Locking issues on sliding patio doors usually involve the hook bolts that engage with keeps in the fixed frame. If the door has sagged or the frame has moved, the hooks won't align with the keeps. Adjusting the rollers (which also adjusts door height) often resolves this. If the locking mechanism itself has failed, a gearbox or lock strip replacement is required. Draughts and Water Ingress

UPVC patio doors use a combination of pile seals (brush seals) and rubber gaskets to weatherproof the sliding joint. Over time, pile seals compress and lose effectiveness, and the drainage channels at the bottom of the frame can become blocked. Replacing pile seals is a relatively inexpensive repair. Blocked drainage must be cleared to prevent water accumulating inside the frame and overflowing into the room.
